Methodology
Every published guide should be able to answer: what is claimed, which primary source supports it, where it applies, and when it was current.

- Royal Gazette and the controlling Thai legal text
- Department of Lands (กรมที่ดิน)
- Revenue Department (กรมสรรพากร)
- Bank of Thailand (ธนาคารแห่งประเทศไทย)
- Government Housing Bank (ธนาคารอาคารสงเคราะห์)
- Real Estate Information Center (ศูนย์ข้อมูลอสังหาริมทรัพย์)
- National Statistical Office
- Office of the Consumer Protection Board
- Provincial and municipal authorities
- Courts and regulators
- Qualified Thai lawyers, accountants, valuers, and engineers for interpretation
Research rules
- Use only facts supported by approved sources.
- Never invent citations, rates, programs, or legal outcomes.
- Attach a citation to every material factual claim that is not common knowledge.
- When sources disagree, explain the disagreement.
- Label time-sensitive information with an effective date or data period.
- Show inputs, formula, assumptions, and result for every calculation.
- Treat English translations as explanatory unless an official source gives them legal authority.
- Provide Thai names of important laws, agencies, documents, taxes, and title instruments on first mention.
- Separate law, published procedure, market practice, contract terms, and professional opinion.
- If evidence is insufficient, say so plainly.
Editorial artifacts in every guide

Professional review
All legal, tax, lending, and transaction-process articles must be reviewed by an appropriately qualified Thai professional before readers should rely on them. Until then, guides remain marked needs legal review.
